Sask. housing market sees boost in new listings and inventory for fall

Saskatchewan homebuyers are getting a bit more breathing room heading into the fall market as a wave of new listings brought a modest bump to provincial housing inventory in September.

New data from the Saskatchewan Realtor’s Association (SRA) shows there were 2,182 new listings hit the provincial market throughout September, marking a five per cent increase compared to the same time last year.

Provincial housing inventory edged slightly above September 2025 levels, while the months of supply improved by nearly 13 per cent year-over-year to 3.63 months.

Despite those incremental gains, real estate experts warn that the province is still facing a deep inventory deficit. Total inventory across Saskatchewan remains nearly 40 per cent below the 10-year historical average, while the overall months of supply sits 48 per cent below normal benchmarks.

The slight improvement in consumer choice comes amid steady housing demand. The province recorded 1,361 residential home sales in September. While that figure is 11 per cent below the near-record pace of last year, it still sits nine per cent above the 10-year average for September.

“For the second consecutive month, we’re seeing encouraging signs of more choice returning to Saskatchewan’s housing market,” said Chris Guérette, CEO of the SRA.

“New listings increased, inventory improved slightly from last year, and months of supply continued to move in the right direction. At the same time, sales remain above historical averages, which tells us demand for Saskatchewan housing remains healthy.”

By the end of September, there were 4,940 housing units available across the province. However, more than 900 of those properties were already conditionally sold. Factoring those deals in, Saskatchewan entered October with 4,035 active residential units — representing an effective supply of 2.96 months.

“We’re not declaring the supply challenge solved,” Guérette added. “Inventory remains nearly 40 per cent below what we’d typically expect for September. But after spending much of this year watching buyers navigate historically tight conditions, continued movement toward greater choice is good news.”

Saskatchewan’s residential benchmark price dropped slightly from August’s high to $376,700 in September. The minor month-over-month decline aligns with normal seasonal autumn trends, though the benchmark price remains nearly three per cent higher than it was in September 2025.

On a local level, the Swift Current-Moose Jaw region stood out as the only area in the province to post a year-over-year sales increase, jumping one per cent.

Meanwhile, price growth varied significantly by community. North Battleford saw the highest year-over-year benchmark price growth at nearly 12 per cent, followed by Meadow Lake at 10 per cent and Humboldt at six per cent. Conversely, Weyburn and Estevan saw benchmark prices fall by nine and six per cent respectively.

In Regina, real estate numbers showed 327 residential sales in September — a 13 per cent dip year-over-year, but still 15 per cent above the long-term average. Regina saw nearly 500 new listings come to market, marking three consecutive months of listing gains.

The Queen City enters October with 2.54 months of effective supply, while the local benchmark price dipped to $343,900.

Saskatoon remains the most supply-constrained market in Saskatchewan, though new listings did grow by six per cent year-over-year. The city reported 384 residential sales in September, sitting eight per cent above historical averages.

Saskatoon heads into October with 817 active, unconditional units on the market, representing 2.13 months of supply. The benchmark home price in Saskatoon fell slightly from August to $439,600, though it remains three per cent higher than last autumn.

“More choice creates opportunity for consumers,” Guérette said. “Saskatchewan remains competitive, but a market with more choice is ultimately a healthier market for everyone.”

Key advice for fall buyers and sellers

• Take your time to compare: For homebuyers, the steady increase in autumn inventory means you can afford to take a little more time to evaluate your options rather than rushing into a tight bidding war.
• Focus on local market conditions: Sellers need to realize that while the overall provincial market remains highly competitive, localized real estate conditions vary wildly. Working with an expert to price your home accurately is critical as seasonal trends shift.
• Account for conditional sales: With nearly 20 per cent of available provincial listings already conditionally sold at month-end, buyers should look closely at “effective supply” metrics rather than raw inventory counts when planning a purchase.
